Staistical Data Regarding the Utah County Real Estate Market for 2016

I have listed the various sectors of the market and compiled research, graphs and commentary. My name is Paul Teasdale with Team Teasdale Realty. I have been in the business since 1995 and have sold over 1,200 homes in Utah County. I believe less than 20 Realtors in Utah County out of 2,200 have sold this many homes.

Utah County Real Estate Inventory

2014 - Inventory has been recently climbing into 2014. We had 1968 active listings in November 2013. This was up almost 300 homes compared to last year. A higher inventory can often point to lower prices due to more competition for Utah County home sellers. Utah County Real Estate Inventory - 2014

Utah County Sold Homes

2014 - The number of homes sold in 2013 was quite high. We had 368 homes sell  sell alone in November 2013.  Utah County Sold Homes - 2014

Utah County Percentage of Listings SOLD

2014 - The Utah County Real Estate market went nuts in 2012. The buyer's returned to the market and the percentage of homes sold broke out above 19%. The percentage of homes sold hit a record high of 22%. This means the average home was taking a little over four months to sell compared to an earlier 20 months to sell in 2008. In 2013 this trend slightly climbed up to 29% of the homes selling in May of 2013. Percentage of Utah County Listings Sold - 2014

Utah County Average Sold Price

2014 - The Utah County Real Estate Market was stable in 2013. The average price of a home rose to nearly $250,000 in 2013. Our Utah County Real Estate Market has changed from a buyer's market to a seller's market.

Utah County Active Condos

2014 - The inventory of condos in Utah County remained between 150-250 in 2013. The Utah County Real Estate Market really boomed in 2012 and 2013. Buyer's came back to the market and started to really buy condos again. The prices on condos for the first time in five years started going up again. Had we hit the bottom of the market? Most likely this was the bottom. In fact, the bottom of the market appears to be the 4th quarter of 2011. See the updated graph and more info:

Utah County Sold Condos

2014 - The entire Utah County Real Estate market drastically improved in 2012-13. However, condos did not take off like land and homes. Condos seemed to slowly move. The market was still trying to digest the large inventory. Many buyer's left condos when prices crashed and moved up into a home.

Utah County Active & Sold Home Priced Between $250k-$500k - Graph

The number of Utah County homes sold priced between $250k-$500k has been climbing since the begining of 2012. In fact, we had 143 homes in this price range sell in November of 2013. This was our highest number of homes selling over the past four years. Sold Homes Priced Between $250k-$500k - 2014

The number of Utah County homes sold priced over $500k hit a record high July of 2007. As you can see many people did not realize we were on the edge of a cliff in the first two quarters of 2007. The homes sold in this price range dropped from 50 a month in July of 2007 down to 9 in October of 2007. What a huge decline! The number of homes selling in this price range averaged around 20 per month in 2013.
